Multifamily Construction Project Manager Position Overview
The Multifamily Construction Project Manager is responsible for planning, coordinating, and executing all phases of multifamily residential construction projects, from pre-construction through project closeout. This role ensures projects are completed on schedule, within budget, and according to quality and safety standards. The Project Manager will serve as the primary liaison between ownership, design teams, contractors, and consultants to deliver successful multifamily developments.
Key Responsibilities
Project Management & Execution
Oversee ground-up and/or renovation multifamily construction projects from start to finish.
Develop, track, and manage project schedules, budgets, and milestones.
Coordinate permitting, zoning, and inspections with local jurisdictions.
Lead weekly project meetings with owners, architects, engineers, and subcontractors.
Monitor construction progress and resolve issues to prevent delays.
Financial & Contract Oversight
Prepare, review, and maintain project budgets, forecasts, and cost reports.
Negotiate and manage subcontractor and vendor contracts.
Review and approve change orders, RFIs, pay applications, and invoices.
Ensure accurate reporting of financial and schedule impacts to leadership.
Quality & Safety Management
Ensure all work meets company quality standards, project specifications, and building codes.
Enforce site safety policies and compliance with OSHA and company regulations.
Conduct regular site inspections to identify and resolve deficiencies.
Stakeholder & Team Collaboration
Serve as the primary point of contact for ownership, investors, lenders, and city officials.
Build and maintain strong relationships with subcontractors, consultants, and internal teams.
Supervise and mentor superintendents, assistant project managers, and project coordinators.
Foster a collaborative, high-performance team culture.
Qualifications
Bachelor’s degree in Construction Management, Civil Engineering, or related field (preferred).
5–10 years of experience in construction management, with at least 3 years in multifamily housing projects.
Demonstrated success in managing ground-up, mid-rise, or large-scale renovation projects.
Strong understanding of construction methods, scheduling, and project accounting.
Proficiency with project management software (Procore, MS Project, Bluebeam, or similar).
Excellent leadership, negotiation, and communication skills.
OSHA 30 certification (preferred).
